Where to find us:

 We are based in our new office - just off Western Rd on Briton Street. When walking on Western Rd, walk past the Western Pub (on your left) towards Budgens and we are located on Briton Street, within the CODE Office. 

 Money / Contracts

How much do I need to pay up front?

One month's rent in advance and an equal amount for the early termination fee. 

For example, on a flat costing £400 per calendar month, you would need £800 up front (half as your deposit). 

What is the Early Termination Fee?

When you sign up you are agreeing to a contract of 12 month's. We appreciate that your circumstances might change and unlike most agencies are prepared to release you from your contract early. However providing this flexibility is at a cost and should you wish to leave before the end of the 12 months you will lose your early termination fee. If you leave at the end of the 12 months, providing you give us a months written notice we will return your early termination fee. Should you not wish to move out we will sign you up to a new agreement.

Are there any application or credit scoring fees?

There are no credit scoring fees or applications. We do however require tenants to provide their proof of income (enough to cover the rent, bills and living costs) and provide a guarantor. We will ask for tenant's to provide proof of their income (bank statements, wage slips, contracts) and their guarantor will need to be a homeowner in England or Wales.


Do I need to give notice should I wish to leave?

Yes , 1 months written notice is always required (from your rent date) should you wish to leave part way through or at the end of the contract.

Does the rent include bills?

The bedsits include some / all bills, the studio apartments and flats due to their very nature are self contained. You are therefore responsible for all your own bills including council tax.

Are there any extra costs?

No.  There are no other costs!

How quickly can I move in?

Today! Simply choose your flat, bring your deposit, early termination fee and guarantor and we will give you the keys! The maximum we hold a property for is 7 days for you.

Do you accept housing benefit?

We do accept housing benefits on our bedsit properties. Disability benefits can be accepted for our properties subject to checks. Please email info@leicesterlettings.co.uk for further information.

The Accommodation

Do you own all the properties?

Yes we do. This means you get the best possible rental price without any middle men taking a cut. As we own all the properties you have the added comfort that when anything goes wrong we can rectify it straight away for you with our on site maintenance team.

Is the property furnished?

All of our properties are unfurnished, which allows you to truly turn one of our properties into your home.

Does the property have white goods?

All flats contain an oven & hob unless otherwise stated. There are no other white goods provided. Some properties have shared laundry facilities (see property adverts for more information).

What if there is a problem with the flat?

Simply call our office or email us. We aim to respond to queries within 24 hours. You can email maintenance@leicesterlettings.co.uk or call us on 0116 233 1233.

Can I decorate?

Yes, as long as when you return the flat to us in the same condition as when you found it. If in any doubt – please just ask.
